This is just a wild guess, but I'm assuming you're the kind of person who likes money.  More of it wouldn't hurt, right?  So when it comes to selling your home, the unfortunate thing is that your prospective buyers - well, they like money too. This is why so many deals can fall apart.  Your objective is EXACTLY the opposite of the buyer's objective.  That buyer is going to be seeking out your bottom (the absolute lowest amount of money you'd accept for your property).  That's not good, is it?? So in this article, I am going to tell you a few steps to get more money for your home.
  1. A clean, well-maintained house has the potential to gain you  more profit.  There is an actual price on elbow grease, and it's in the triple digits.  That in mind - fixing that dreaded faucet now will be far more affordable than being required to hire a professional during escrow and repair negotiations.  
  2. Price your home right.  Your home shines the brightest and attracts the most attention during the first few days on the market.  If you overprice your home then the right buyer will never see it.  It won't even come up in their search results.  And even worse, a listing that stagnates on the market leads buyers to question - "What's wrong with it?"  
  3. What you love is not what your buyer loves.  These potential buyers are trying to envision themselves in your home, so that 10 peice family photo shrine has got to go - and take with it the red walls and themed decor.  Show the buyer that they can make it their own by storing the family heirlooms in well-marked boxes stacked neatly in the garage.
  4. Marketing your home:  I'll take care of this part, but since marketing is such an important component to selling your home for more, it has to be mentioned here. My brokerage will pay for professional photography, and be boosting your home through signage, MLS, Zillow, Trulia, Realtor.com, Facebook, and targeted email marketing.
Here's what I'll do to sell your home for more:
  • I'll pay for professional photography of your home, market it to the fullest, and I'll also do a video tour. 
  • Home showings are inconveniencing.  I'll take care of the that for you. 
  • I will be communicative and availible to buyers and agents represeinting interested buyers.
  • During price negotiations I will stick to my guns.  Believe me, you will not be pressured to sell below what the market value of your home is.
Here's a list of things I need you to do:  
  • Take care of any needed repairs.  (C'mon you know what they are).
  • Neutralize anything that might be distasteful to the buyer, and minimize personalization. 
  • Be aggreeable.  I don't want to see you fight the buyer tooth and nail when it comes to small, nickel-and-dime repairs.  If you want to sell the house, then sell it - but be agreeable to these little items that inevitably come up on the home inspection report.
  • Be honest.  When it comes to seller disclosures, you should be very forthcoming with your buyer, or you run the risk of speaking with their lawyer.
  • When I schedule a home showing, it's important that you leave.  Buyers need the space to vizualize their life happening in your home, and if you're there they can't feel 'at home' in your home.
